Project overview.

This development involves the demolition of an existing four-storey office building followed by the construction of a new five-storey residential block containing 32 apartments.

About the project.

The building has piled foundations and a RC concrete structure up to the first-floor transfer deck, thereafter the structure is of met frame construction with composite concrete floors.

The external envelope has a brick-work skin restrained back to the met frame up to the fifth-floor which has metal rain screen cladding panels. The envelope is completed with aluminium windows, feature doors and a section of rain screen cladding on the ground floor.

External landscaping is restricted to the minimal foot print and includes a roof terrace.

The scheme is very tight for space due to the new building taking up most of the available footprint. It is also located in an affluent urban setting surrounded with neighbouring overlooking properties.
